RENTAL SCREENING REQUIREMENTS AND CRITERIA

Thank you for your interest in this rental property offered by 7G Property Management. We recommend you review the criteria provided below before completing the application process. If you feel you meet the below criteria, please apply online and we would be happy to consider your application for one of our rental homes. If you have any questions or concerns, do not hesitate to ask for assistance.


TENANT SCREENING FEE – The screening and application fee is $55.00 for each adult (anyone 18 years and older) who intends to reside at the property, regardless if the applicant will or will not financially contribute towards rent. This fee is non-refundable and does not apply towards any rents or deposits. The fee can be paid on-line via credit card as you complete the application process. The screening fee is for the purpose of credit, criminal, eviction check, verification of employment, and income, and rental history. Applications are not processed until the screening fee is received.


APPLICATION PROCESS – All applicants must complete and sign an application. We encourage you to apply online at www.7GPropertyManagement.com to assist in expediting your application. The application must be complete, legible, and accurate. Incomplete or misinformation will disqualify you as a prospective renter. If a question does not apply to you, please write “n/a” as applicable.


CREDIT REPORT – Each applicant must have a credit report that demonstrates a willingness and ability to pay financial obligations in a timely manner. They must have no current records of eviction or bankruptcies, and we do not accept credit reports from other companies or applicants.


EMPLOYMENT/INCOME – Present employment and sufficient income will be verified. We require 2.5 times the amount of your monthly rent. Income must be verifiable through pay stubs, employer contact, and W2’s or most recent years tax records. All other income, including self-employment must be verified though tax records.


RENTAL HISTORY – Each applicant must have a good rental history and no eviction filings. Rental history must be verified from unbiased source. Your rental history must include the last two previous landlords, if applicable.


ACCEPTANCE – All applicants are processed once a completed and signed application, employment verification, supporting documents, and rental history have been received. Applicants will be notified by phone of acceptance. Applications are processed as quickly as possible. If you are approved, you agree to complete a lease agreement and pay the required security deposit within 24-48 hours of approval notification from the property manager. Failure to do so will release owner of any obligation to rent to the applicant. All deposits must be paid with secure funds prior to move-in. First month’s rent and security deposit must be paid via ACH online through the tenant portal or a cashier’s check. 


REQUIRED INFORMATION TO BE SUBMITTED WITH THE APPLICATION:


  • Fully Completed and Signed Application. Apply Online at www.7GPropertyManagement.com
  • Application Screening Fee of $55.00 paid via credit card online when completing the application process for each applicant over the age of 18.
  • Picture ID (Driver’s License, Green Card, or Passport)
  • Copy of pay stubs covering one month period of payroll
  • If self-employed, provide the most recent three months of
    bank statements as proof of income.
  • Include proof of savings (such as a savings account, 401k, or individual
    taxable account statement) to help strengthen your application.
  • Liability coverage insurance is required before the move-in date for any property, and a current policy must be kept in place throughout the tenancy. We strongly recommend having renters insurance.
  • All tenant selection decisions are made solely by the property owner. 7G Property Management does not make the final decision regarding tenant approval.

7G Property Management welcomes all applicants and supports fair housing. It is our policy not to refuse or discriminate against anyone in any aspect of the rental process because of the race, color, religion, sex, marital status, age, national origin, family status, or disability.


By signing the guideline, you authorize 7G Property Management  to obtain a screening report on your behalf and verify all information related to the application process. Additionally, you agree that the application and all supporting documentation submitted by you to be true and correct. If you entered into a rent/lease agreement with 7G Property Management under false pretense due to application facts or supporting documentation that are untrue, the rental/lease agreement will immediately be declared void as an operation of law. 7G Property Management reserves the right to immediately terminate your tenancy and collect from you all damages incurred including attorney fees resulting therefrom. Your undersigned signature is your agreement to the above.
